79.5% of Kenya's 6,190 Pipeline Rooms Are Already Under Construction, and the 2027 Trade Is Being Sold in Paris Now.

79.5% OF KENYA'S 6,190 PIPELINE ROOMS ARE ALREADY UNDER CONSTRUCTION, AND THE 2027 TRADE IS BEING SOLD IN PARIS NOW

Seychelles spent 15–17 Sep at IFTM Top Resa in Paris with nine partners behind its tourism board: four hotel groups, three DMCs, a specialist operator and the national airline. Special Advisor Bernadette Willemin: "The 2027 planning cycle is being decided now, and for this market it is decided with the French trade." Creole Travel Services CEO Guillaume Albert said major French partners are positioning Seychelles for 2027 as they "diversify their long-haul island offering" (VoyagesAfriq, 21 Sep 2026).

Five days earlier Condor's Frankfurt–Seychelles weekly went year-round, first resumed flight 19 Sep, closing a mid-May-to-mid-Sep gap (Condor winter 26/27 timetable, reported 20 Sep). Trade position in one European market, permanent lift in the other.

What everyone is missing — the construction ratio is not confidence, it's a deadline. Kenya has 4,922 of 6,190 pipeline rooms under construction: 79.5%. Tanzania 77.5%, Ethiopia 79.9%. Nigeria converts at 39.2%, Cape Verde 8.6% (W Hospitality Group, 10 Mar 2026). At 8.6% it's an option somebody can shelve. At 79.5% it's a liability with a completion date. Those rooms open whether or not the trade sells them.

Demand isn't matching: UN Tourism has global H1 2026 arrivals +0.4%, Africa best-in-class +4%, full-year cut to 1–2% from 3–4% (Barometer, Sep 2026).

And the exposure isn't priced in beach terms. Mohammed Hersi (Pollmans), 20 Sep: "People come to the Mara and then add Diani or Zanzibar. Or they come to Zanzibar and add two or three days on safari in the Serengeti or Manyara." A Seychelles booking carries no Serengeti leg. The substitution costs a beach week and the bush nights that travelled with it.

🎯 Ask your inbound agents this week what share of 2027 European safari bookings still carries a Zanzibar or Diani extension, and what's quoted against it. That ratio moves months before arrivals data does.
